STEP 6 — REVIEWING OFFERS & NEGOTIATION

STEP 7 — ACCEPTED OFFER & SUBJECT PERIOD

 

Once we have an accepted offer, we enter the subject period — typically 5 to 7 business days where the buyer completes their due diligence. Financing, home inspection, title review, insurance.

 

During this time I am your point of contact for everything. If the buyer's agent calls with questions — I handle it. If something comes up during the inspection — I guide you through it. If they come back asking for repairs or a price adjustment — I negotiate hard on your behalf.

 

We do not consider anything final until subjects are removed. Until then, I am working.

  
STEP 8 — SUBJECT REMOVAL & DEPOSIT

 

When the buyer removes their subjects, they pay their deposit — held in trust by their brokerage. This is the moment we know the deal is solid.

From here, your notary or lawyer takes over the legal side. They will reach out to walk you through everything you need to sign and everything you need to prepare for Completion Day. We will have already discussed all of this together so there are zero surprises.

  
STEP 9 — COMPLETION & POSSESSION DAY

 

  • Completion Day is when the title of your home transfers to the buyer. Your mortgage gets paid out. The proceeds come to you. Everything we worked toward — every showing, every negotiation, every document — leads to this day.
  • Possession Day is when the buyer gets the keys and you hand over your home. We make sure everything goes smoothly right to the very end.
